By Katherine Kallergis

Miami-Dade condo sales again fell last week.

The county recorded 140 closings for a total of $61.2 million, slightly less than the previous week’s $61.5 million sales volume for 146 units. Condos last week sold for an average price of about $437,000 or $320 per square foot.

Unit 21 at Regalia sold for $7 million, marking the priciest sale of the week. The 1,515-square-foot unit sold for nearly $1,300 per foot after nearly a year on the market. Chad Carroll represented the buyer and seller of the full-floor, four-bedroom condo.

The second most-expensive closing was the $3.1 million sale of unit 601 in the south tower at Grove at Grand Bay. David Siddons was the listing agent of the three-bedroom, 3,890-square-foot unit in Coconut Grove. Sandra Masis brought the buyer. It was on the market for 198 days.

Closing prices in the top 10 deals ranged from about $1.2 million to $7 million.
